Las Vegas is still a great place to invest in real estate, but the market and the process has changed dramatically over the last two years. Too many Investors who have bought property are now trying to take their profits or in most cases have purchased their homes too high. Many investors are finding their homes are not worth what they bought them for from the new-home builders. Supply is now out pacing demand and foreclosure is luming for many homes.
What does that mean for you the buyer/investor? It means we are in a buyers market for the first time in years and there are plenty of motivated sellers. Many homes are in foreclosure and are able to be purchased through short-sales. Now is the time to find a real estate agent who is willing to write some offers on your behalf and who understands real estate investment.
